We've been living in the anomaly. Villages are how humans live.

For most of human history, people lived in villages of 20, 40 or 50 people. We grew food together, raised kids together and solved problems together. Now most of us live alone in separate boxes. We depend on supply chains and systems we can't control, and it's causing real harm. We are living in the historical exception.

At Wild Seeds Ranch, just outside San Diego, we've spent 6 years proving out another way to live. With the right people, clear agreements and strong systems, community makes life better. Our cost of living has dropped, and we've built real financial value together.

The next step is Italy.

We've found Villa Osvaldo: 7.4 acres of olive groves and hillside in Umbria, 10–15 minutes from Lake Trasimeno. It has a village of private apartments, a main house, a working restaurant, two pools, 500 olive trees, and a garage ready to become a co-working and event hub.

The plan is to acquire it, renovate it, and give it life. Our founding stewards will fill it with events, retreats, workshops and visitors, and the value rises as the property improves. The exit is planned within 3–5 years. Investors can withdraw their capital, and members who want to keep building will decide together what comes next.

Built to welcome people in.

Many intentional communities only serve their members. Ours is designed to be open, because every visitor is a potential member, partner or guest. A locally staffed restaurant under vaulted brick ceilings serves residents, guests and the public. The creative hub brings in remote workers and locals, and its events and shows bring in everyone else. On the land, 500 olive trees and oil pressed on site leave room for a real agriculture story as the village grows.

Beyond the property you'll find swimmable beaches and island ferries on Italy's fourth-largest lake, the walled medieval town of Castiglione del Lago, and easy train access to Florence and Rome. Go for three weeks or a month, and leave feeling like you leveled up as a person.

You're not locked in, only your capital is. Live here four months or four years. Once the purchase is secure, we'll open other pathways for all levels of contribution and investment.

We want doers with a track record of actually making things, and sharers who can sit in a hard conversation and put the group ahead of their ego. We also want makers: project managers, event producers, filmmakers, technologists and wellness practitioners.
